Bed & Breakfast Cancellation Policy
Please reference all policies below as we presume are agreed to by the client unless otherwise noted. Our advance reservation and cancellation policy is vital in the management of a small inn. A deposit equal to the room rate for one night is required. Holiday reservations may require full payment at reservation time and may involve a 30 or 45 day advance cancellation. Your reservation will be held for three days awaiting receipt of your deposit, assuming your reservation is made at least one week prior to arrival. Confirmation will be sent upon receipt of deposit.
Guests are responsible for payment of all nights reserved regardless of late arrival or early departure.
In the event of cancellation, deposits will be returned provided we are notified seven days before scheduled arrival date (except for peak weekends which require 30 day cancellation). Group bookings of three or more rooms require 30 day cancellation notice. Reservation made less than 7 days in advance of arrival cannot be cancelled. Reservations guaranteed to a credit card are subject to the same terms and conditions as a cash deposit. We reserve the right to process the credit card number for the deposit amount and in the event of cancellation or no show for the balance due for the nights booked unless we can re-rent the guest room. A cancellation fee of $25.00 will be deducted from the refund.

Check-in time: 3PM - 7PM; check-out time: 11:00AM Please make advance arrangements with the innkeeper if you are unable to comply with this schedule. A late check-out fee of one-half the room rate will be applied unless prior arrangements are made with the innkeeper.
Pets cannot be accommodated.
Smoking is not allowed inside the Inn. Guest can smoke on outside porch areas only. A $250 cleaning fee will be charged for smoking indoors on the property which includes Suites and Cottages.
